# Beignet

What does “Beignet” mean?

BeignetBeignet Investor LLC, the joint venture that owns Meta’s Hyperion campus, four-fifths owned by funds of Blue Owl Capital, and the vehicle whose notes funded Blue Owl’s side of it. The notes are secured on the venture interest, one level above the buildings, not by a mortgage on the campus. *Chapters 6, 10.*

- [Chapter 6 — Firm, Around-the-Clock](https://dryburgh.com/vol1/notes/chapter-6)Where the electricity comes from: grid queues, transformers, turbines and the firm power a datacenter needs every hour of the year, on calendars the buildout does not control.
- [Chapter 10 — The Lender’s Decision](https://dryburgh.com/vol1/notes/chapter-10)Who is lending the money and who bears the loss: the bonds, leases and guarantees behind the largest campuses, and how the paper reaches ordinary retirement accounts.

## Sources that use it

- Blue Owl Real Estate Net Lease Trust, Form 10-Q for the quarter ended 30 September 2025 (CIK 0001944366), filed 7 November 2025, subsequent-events note, amounts in thousands (a 63.0 percent indirect investment in Beignet Investor LLC, which owns 80.0 percent of Project Beignet Holdings; $1.533 billion of equity committed pro rata; $27.294 billion of senior secured notes at 6.581 percent maturing 30 May 2049; the rent and utility-minimum schedules are not in it; the trust’s 10-Q for the quarter ended 30 June 2026 names neither Beignet nor Meta, the investment sitting in an aggregate line, so this is the operative filing — the issuer side of what S&P’s report of 23 October 2025 describes; captured by Sourcing on 16 September 2026). - Christian Stracke (President, PIMCO — the majority buyer of the Beignet notes), interviewed on Bloomberg Open Interest, 3 August 2026 (the lending-to-the-datacenter credit gradient; “early, early innings of this whole wave of financing”; the underwriting-slippage concessions — insurance shares, day-one chip-inspection rights; “You are taking a bet on AI” and “You’re taking a bet on this technology cycle” at 5:26–5:29, and “you’re taking more credit risk the further away you are from that hyperscaler” at about 2:50; read against two decodings of the audio, medium.en and large-v3 on 25 September 2026, three slices held in the set’s Quote audio checks folder of that day with their md5 in its manifest: the repeated on in “a bet on on this technology cycle” printed once; “on AI” on the caption and medium.en where large-v3 reads “on a”, the print keeping “AI”, the word unsettled; on what the lender holds: “You are taking a bet on AI. You’re taking a bet on this technology cycle” (5:22.6–5:28.4)). [In the Sources](https://dryburgh.com/vol1/sources/interview#bloomberg-stracke-aug3)
